The short version: I collect the information you give me so I can help you buy or sell a home. I don't sell it. I never share your mobile number or text message consent with anyone for their marketing. You can ask me to see, correct, or delete your information anytime.
Who this policy covers
This policy explains how Christian Perez, a California licensed real estate agent (DRE#01992184), brokered by Equity Union Real Estate (DRE #01811831) ("I," "me," or "us"), handles personal information collected through WWW.SELLWITHCAP.COM (the "Site") and through the forms, emails, and text messages connected to it.
What information I collect
Information you give me
- Your name, email address, phone number, and property address when you fill out a form (for example, to request a home value report, a cash offer, a market report, or to join my newsletter).
- Anything else you choose to share when you call, text, email, or book a time with me.
- Your text message consent choice, including the date and time you gave it.
Information collected automatically
- Basic technical information such as your browser type, device, pages visited, and the website that referred you, collected through cookies and similar tools.
- Marketing campaign details in the page address (such as "utm" tags) so I know which ads or posts brought you here.
- A spam check (Cloudflare Turnstile) that looks at signals from your browser to confirm a real person is submitting a form.
How I use your information
- To respond to your request, such as preparing your home value report or cash offer.
- To follow up with you by phone, email, and, only if you agreed, text message.
- To send the newsletter or market reports you asked for.
- To run, protect, and improve the Site, including preventing spam and fraud.
- To meet legal, licensing, and recordkeeping requirements.
Text messages
If you check the text message box on a form, you agree to receive text messages fromChristian Perez, Equity Union, about your request, your home, and real estate updates, including messages sent using automated technology. Consent is not a condition of any purchase or service. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. See the text message terms for details.
Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.The only companies that handle this information are the service providers that deliver the messages for me, and they may not use it for anything else.
Who I share information with
I don't sell your personal information. I share it only as needed to serve you:
- Service providers that run my tools, such as my customer relationship management system (GoHighLevel/LeadConnector), website hosting and security (Cloudflare), email, and home search services. They may use your information only to provide their service to me.
- My brokerage, Equity Union, which supervises my real estate business as required by California law.
- People involved in your transaction, such as lenders, escrow, title, and inspectors, but only when you're working with me on a purchase or sale and it's needed for your transaction.
- When required by law, to respond to legal process, or to protect rights and safety.
Your California privacy rights
If you're a California resident, you have the right to:
- Know what personal information I've collected about you and how I use and share it.
- Delete personal information I've collected from you, with some legal exceptions (for example, records I'm required to keep for a real estate transaction).
- Correct inaccurate personal information.
- Opt out of the sale or sharing of your personal information. I don't sell or share it for cross-context behavioral advertising.
- Not be discriminated against for using any of these rights.

Global Privacy Control and Do Not Track: I honor Global Privacy Control signals as a request to opt out of sale or sharing. Because I don't sell or share personal information, a Do Not Track signal doesn't change how the Site works.
Every marketing email includes a way to unsubscribe. Unsubscribing from email doesn't stop text messages, and replying STOP to a text doesn't stop email. You can opt out of each separately.
How long I keep information
I keep personal information as long as needed to serve you, and as long as California real estate law and my brokerage's recordkeeping rules require. I delete or de-identify it when it's no longer needed.
How I protect information
I use reasonable safeguards, including encrypted connections and access controls on the tools that store your information. No system is perfectly secure, so please don't send sensitive financial information, like bank account or wire details, through the Site's forms.
Wire fraud warning
I will never email or text you wiring instructions or ask you to change them. Always confirm wiring instructions by phone with your escrow company, using a number you found yourself.
Children
The Site is not meant for anyone under 16, and I don't knowingly collect information from them.
Links to other websites
The Site links to other websites, such as city, school district, and business pages. Their privacy practices are their own, so please read their policies.
Changes to this policy
If I change this policy, I'll update the effective date at the top of this page.
