Burbank neighborhoods
Downtown Burbank
Centered on San Fernando Blvd around Burbank Town Center and the Downtown Metrolink station. The city's main shopping, dining, and entertainment area, with condos, apartments, and mixed-use buildings close to everything.
Media District
Along Riverside Dr, Olive Ave, Alameda Ave, and Hollywood Way, home to Warner Bros., Disney, and ABC. Studios and offices, with single-family streets and condos around them.
Magnolia Park
Centered on W. Magnolia Blvd, known for its vintage shops, antiques, and independent boutiques. Mostly single-family homes on the surrounding streets.
The Rancho
Near the Los Angeles Equestrian Center. Low-density single-family homes, and one of the few urban neighborhoods in LA County where zoning lets owners keep horses on residential property.
Hillside & Verdugo foothills
Single-family homes on hillside lots in the Verdugo Mountains, near Wildwood Canyon, Stough Canyon, and DeBell Golf Club. Hillside projects get extra city review for views and character.
Golden State & Airport District
South and east of Hollywood Burbank Airport, on land that was once Lockheed's. Media, office, and industrial businesses, the Empire Center, and residential streets nearby.
Chandler Park
Known locally as Chandler Park: smaller 1940s–60s homes and low-rise apartments along the Chandler Bikeway, from Mariposa St to Clybourn Ave.
Burbank Hills & Starlight Hills
Hillside single-family homes in the upper Verdugo foothills, including custom homes and some behind gates.
Sunset Canyon

Burbank real estate FAQ
Is Burbank part of the City of Los Angeles?
No. Burbank has been its own city since July 8, 1911, with its own city council, police and fire departments, and city-run utility. It is in Los Angeles County, but City of Los Angeles rules and fees generally do not apply here.
Who provides utilities in Burbank?
Burbank Water and Power (BWP), the city's own electric and water utility, created in 1913. Trash, recycling, and organics pickup for single-family homes is handled by the city's Public Works department. See BWP.
Does the LA "mansion tax" apply when you sell a home in Burbank?
Measure ULA, often called the mansion tax, applies only to property inside the City of Los Angeles, not Burbank. Burbank also does not add its own city transfer tax on top of the county's. Transfer taxes and closing costs depend on your sale, so confirm the numbers with your escrow officer or CPA. I'm not a tax professional, and this is not tax advice.
Can I build an ADU in Burbank?
Burbank allows accessory dwelling units under standards that follow state law, and it runs a pre-approved ADU plan program to speed up permitting. Rules depend on your lot, so start with the city's ADU page.
Does Burbank have its own tenant protection rules?
Yes. Burbank has a Tenant Protection Ordinance, in effect since August 2024, that adds relocation assistance for certain no-fault evictions and anti-harassment protections. Limits on rent increases follow state law. If you own a rental, talk to a landlord-tenant attorney before you sell, and read my page on selling with a tenant in place.
Can you keep horses in Burbank?
The Rancho, near the Los Angeles Equestrian Center, is known for its horse properties. Whether a specific property allows horses depends on its zoning, and that answer has to come from the City of Burbank, not from me. Check with the city before you buy.
