Buying your first home in Burbank and the Valley

Start with a lender, not a listing. Get pre-approved so you know what you can actually spend and what the monthly payment looks like, then decide if that number works for your life. Once you know it, the search, the offer, and the question of whether to buy now all get a lot clearer.

How much money do I need to buy a house?

It depends on the loan, the price, and your finances, so the only real answer comes from a lender looking at your numbers. Plan for three buckets of money: the down payment, closing costs, and some savings left over after you move in.

Down payment requirements vary a lot by loan type, and a lot of first-time buyers assume they need more than they do (or less). Online calculators can get you in the neighborhood, but they don't know your income, your debts, or your credit. A lender does.

I'd talk to a lender before you fall for any house. I can introduce you to lenders I've worked with, and you're free to shop around. What matters is that you walk into this knowing your number instead of guessing at it.

How do I get pre-approved for a mortgage?

You apply with a lender, share your income, assets, and debts, and let them check your credit. They review it and tell you how much they're willing to lend and on what terms. That letter is what makes your offer believable to a seller.

A pre-approval isn't the same as a quick online pre-qualification. The pre-approval is based on documents, and sellers and their agents take it more seriously.

I'd get pre-approved before you start going to open houses, not after. It's the first step of how I work with buyers, because it turns "what can we afford?" into a real number we can shop with.

Should I wait for interest rates to come down before buying?

Nobody knows where rates are going, including me, so I wouldn't build your plan around a guess. A better question is whether the monthly payment works for you today and whether you plan to stay in the home long enough for buying to make sense.

Some buyers plan to refinance later if rates drop. That can happen, but it isn't guaranteed and it has its own costs, so I'd never buy a house you can only afford if rates fall. Your lender can walk you through what different payments look like.

If the payment works, the home fits, and you're planning to stay, that's a good reason to buy. If it doesn't, waiting is a fine decision too. I'd rather you buy the right home a little later than the wrong one right now.

How do I compete in multiple offers as a first-time buyer?

Price your offer off what similar homes have sold for recently, not what homes sold for years ago or what you wish they cost. The fair price is whatever the recent sales say it is. I'll pull those comparables for every home you're serious about.

Sellers look at more than price. A strong pre-approval, a clean offer, and terms that fit the seller's timing can all matter. Before we write an offer, I try to find out from the listing agent what matters most to the seller.

I'd set your top number before you see the home, not in the middle of a bidding war. That way you never overpay because you got emotional, and if we lose one, there will be others. You can start searching homes for sale here.

What are closing costs when you buy a house?

Closing costs are the fees you pay to finish the purchase, on top of your down payment. They usually include lender fees, escrow and title fees, and some prepaid items like homeowners insurance and property taxes.

The amount depends on your loan, the price, and how the deal is written. Your lender will give you an estimate early, and I'll go over it with you line by line so nothing at the closing table is a surprise.

How long does it take to buy a house?

The search is the part nobody can predict. Some buyers find the right home in the first few weeks, and some take months. Once we have an accepted offer, escrow in California commonly runs about 30 days, depending on the loan and the contract.

I'd rather you take the time to find the right home than settle for one that doesn't fit because you're tired of looking. We'll work out your timeline in our first conversation, including when your lease ends.

Can my parents help with the down payment?

Yes, a lot of buyers get help from family, and there's nothing to feel bad about. Asking for help isn't a sign you failed. It's a common way people buy their first home.

Lenders have their own rules about gift money, including how it's documented and when it needs to be in your account, and tax rules can come into play for the person giving it. Talk to your lender before any money moves, and have whoever is giving it talk to a CPA or tax advisor.
